  1. Discounting to “win” the business. Do you really want your property manager to lower their price when asked? What will they do when a Tenant wants to negotiate the rent? Low fees lead to overloaded property managers and staff, which compromise service quality. Good managers and staff then burn out and find another job. It all ends up with poor service. Snowbird Services

What is included in the Home Watch service? We check the home’s exterior, interior, and general condition. After each visit, we will send you a report via email detailing your home’s condition. We can do weekly, bi-weekly, and monthly visits or create a custom schedule for your home.

Pricing for Home Watch services will depend on how often you want us to check in your home, the size of your home, the number of bathrooms, kitchens, wet bars, etc., and any unique features requiring checks. Costs will be established during our no-fee visit to your home so that you can clearly understand the services that you will receive.

Eviction Protection Plan

We understand the challenges that come with evicting a tenant. With the Eviction Protection Plan, you pay a small monthly fee, and we pay the legal fees (amount determined by your property management team) related to unlawful detainer suits.

Tenant Replacement Protection

We don’t want you to experience the stress of having a tenant walk away - leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.

Rented in 29 Days Plan

We understand how important turnaround is to you and your bottom line. If we don’t rent your property in 29 days or less (when following the recommendations of your Real Property Management team), you will receive a discount on your first month’s management fee.
